Tenancy Agreement
A tenancy agreement will need to be signed before tenants take possession of your property. If you instruct us to arrange the agreement, we will draft the AST (or non-housing act agreement if applicable), prepare Section 48, Section 21 and Section 213 (if we are holding the deposit) notices, and arrange for the agreement to be signed and executed correctly at the commencement of the tenancy.
Inventory
An Inventory includes a detailed description of the property and it’s contents. It can be used as a checklist for all of the furniture, fixtures and fittings to be assessed and accounted for when a new tenancy begins. A professionally produced inventory serves the interests of the landlord in the event of any dispute relating to deductions from the tenancy deposit at the end of the tenancy.
Check-In
A Check-In details the decorative state of the property and provides a full schedule of condition. Before a Check-In can be carried out an Inventory of the property needs to be produced.
